Availability Confirmation & booking request On completion of your booking request we will confirm availability. Once availability is confirmed we will require a 25% deposit to confirm a reservation with the balance payable 45 days prior to arrival. From the time we confirm availability the property will be held for 7 days until we receive payment. If the booking is within 45 days from the commencement of the rental period full payment is required at time of booking.

Booking Once availability has been confirmed we will send you a booking form, which must be fully completed and returned to us.

Payment. Payment can be made by cheque or electronic transfer in GBP to our UK account or by bank transfer in Euro to our Italian account, or credit /debit card by secure on line payment with PayPal.

Security accidental damage deposit A refundable security and accidental damage deposit of 200.00 Euro is required for each rental period. The deposit will cover the cost, should it occur for any damages to the apartment and its contents during your stay (excludes normal wear and tear). The deposit can be paid in one of 2 options

Option 1
Cash on arrival. (British clients can pay this deposit in GBP if they prefer). The deposit will be returned to you on departure.

Option 2
To be paid with final balance payment and to be returned into your bank account within 3 working days of your departure.

Heating costs are not included in the published rates and will be paid for locally if consumed.

Insurance It is essential that you and all members of your party are covered by a policy of travel insurance. Policies can be purchased through travel agents and banks or direct from insurers. The policy should cover personal accident, death, medical and repatriation expenses, loss of baggage and valuables, personal liability, delay, cancellation, curtailment, missed departure and legal expenses

Cancellation by the Client If you need to cancel a confirmed booking, then this must be notified to us in writing or by email; the cancellation will be effective from the day we receive such written notification. Subject to when notification of a cancellation is received, the following scale of charges will be payable by the client:

Days before departure : The Cancellation Charge will be as follows
45 days or more : Forfeit deposit
44-30 days : 30% of total
29-15 days : 60% of total
14- 7 days : 75% of total
6 - 1 day 100%

Alteration by the client we will do our very best but cannot guarantee to comply with any request by the client for alteration to a confirmed booking prior to departure. We will charge an administrative fee of 20 Euro per alteration and will pass on any associated costs incurred before, during or after the holiday and passed on by our suppliers.

Cancellation or Alteration by us Every effort will be made to honor your booking. In the event that we are compelled to cancel or alter any booking arrangements due to reasons beyond our control, more than 6 weeks before your date of departure we will offer a suitable alternative arrangement agreed by our clients or will refund all monies paid with the exception of all travel expenses such as flights and transport booked from your country of departure, we will make every effort not to modify or cancel the booking within 6 weeks of departure, except in circumstances amounting to force majeure*.

FORCE MAJEURE – if any booking has to be modified or cancelled because of war, threat of war, riots, civil commotion, strikes, disasters, terrorist activity, fire, adverse weather conditions, unavoidable technical problems to transport, epidemic or pandemic illness, closure or congestion of airports and similar events beyond our control, we will endeavor to offer alternative arrangements . Compensation will not be payable in circumstances amounting to force majeure.

Liability. We promise that all information given in our promotional publications and website is correct at the time of going to print/ on line, but services or facilities may be changed during the validity of the promotional material and website. Wherever possible, clients will be advised of changes prior to departure.
